檔案編號 :MC/C508/TY/01 敬啟者: 問卷調查﹝一﹞ 有關湖暉閣停車場建圍欄 因應去年10月30日於全體業主大會上,有業戶所提出之加強本苑一期保安措施要求,須要在湖暉閣停車場與商場停車場之間建圍欄,以阻隔外人輕易從該處進入一期範圍作案。 其後,本苑業主立案法團管理委員會與管理處參照G段後山建圍欄後,治安已有很大改善,並經咨詢警方意見,及再次研究過實地情況後,計劃沿現有矮叢花槽外圍邊緣,包括湖暉閣地下前後車位中間,用鉛水鐵建一道與相鄰海旁相同式樣、同等4呎8吋高度的圍欄﹝位置圖張貼於一期及三期管理處的佈告板上並請參考現場一段臨時示範圍欄﹞,並輔種美化植物;至於湖暉閣車場現有的一段藍色小圍欄和車閘,亦須隨同改高為4呎8吋;全部圍欄和閘門將漆上白色或綠色。此外,將會多建一個密碼控制小閘,以方便本苑居民進出。車閘因屬緊急消防通道,將另設「擊破玻璃」緊急開啟掣。 但最近收到湖暉閣及湖景閣部分業戶對上述工程提出的強烈反對,理由是圍欄將會嚴重破壞本苑原有開揚的美麗環境,令湖暉閣居民有如住監獄的壓迫感覺,更且對湖景閣居民進出車場帶來不便。 因考慮到業戶對上述工程有不同的看法,而且該工程亦屬保安用途的新增設施,為表公平起見,本苑業主立案法團管理委員會遂於本年4月26日的會議上通過以問卷調查方式,徵詢全苑業戶意見,以作最後決定。 雖然該項工程主要影響本苑一期範圍及湖暉閣/湖景閣,但仍請各業戶以恃平角度,提供寶貴意見,是盼! ------------------------------------------------------------------------------------------------------------------------ 問卷調查﹝二﹞ 有關康樂活動 每年由本苑業主立案法團管理委員會為睦鄰舉辦的旅行和嘉年華會等康樂活動,由於有業戶反對動用管理費去資助該等活動,敬請各業戶就此問題給予寶貴意見。

May 14, 2001 To : All Owners/Residents of Marina CoveDear Sirs/Madams, Questionnaire ( I ) Installation of Fence at Dioramic Rise Car Park Area Due to the request by house owners in last Annual General Meeting held
on 30th October 2000, a fence installed at Dioramic Rise car park
area was proposed to avoid trespassers to Stage I and Section A in order to
enhance the security of our estate. Subsequently, based on the fact that the security of G-section hill
slope has been improved greatly after installation of a metal fence there and
the advice given by Police Force, the Incorporated Owners and Management Office
planned to erect a metal fence along the outer edge of the existing flower bed
and in between the ground floor car park area of Dioramic Rise. The design and height (4’8”) of the proposed fence will be similar
to the adjacent existing seawall fence in white or blue color (Please refer to
the layout plans posted on both Management Office at Stage I & Stage III and
a small piece of demonstrative fence at the proposed location).
Moreover, the present blue gate and fence next to the guard booth of
commercial car park area will be also adjusted to the same height 4’8”.
Additionally, a small pedestrian gate with access code control will be
built for the convenience of our residents.
Besides, a ‘break glass’ control lock will be installed at the new
car gate to comply with the Fire Ordinance for emergency vehicles access.
However, some residents of Dioramic Rise and Panoramic Rise raised
strong objection of the captioned project as they complained that the proposed
fence would seriously damage the beautiful open outlook of our estate.
Furthermore, it will also create a prison-like feeling and inconvenience
for the residents of the two Rises. In consideration of the different opinions on the captioned project, the
Incorporated Owners of Marina Cove resolved in the management committee meeting
held on 26th April 2001 that a questionnaire survey will be conducted
to collect the opinions of all owners/residents in this respect so as to
finalize the decision as per majority basis. Although the direct impact of the captioned project is mainly on the
residents of Stage I, Section A, Dioramic Rise and Panoramic Rise, we treasure

Activities
Regarding the recreational activities organized by the Incorporated
Owners of Marina Cove every year, such as the Mid-Autumn Carnival and Lunar New
Year One Day Tour, the purposes of these activities are to develop better
friendship between neighbors and to provide healthy activities for the residents
of Marina Cove. As some house
owners raised their objections on the subsidies made from the estate’s
management fee to the mentioned recreational activities, we therefore, will like
to collect all residents’ opinions in this regard so as to finalize the
decision as per majority basis. Please fill in the attached questionnaire and return it to the
