1.    
車閘感應咭

        本苑之車閘感應咭系統,現已正式使用。為配合本苑之保安系統,閘口保安員將於200152 日起將不再為進入之車輛昇起閘桿,業戶可自行以感應咭出入各閘口。為免引起不便,敬請還未取咭之業戶,從速到管理處辦理取咭手續。  

2.         太極班

本業主立案法團將於五月初舉辦新一期太極班,誠邀各業戶參加,一同強身健體。課程約3個月,逢星期六早上九時至十時。有興趣參加之業戶,請於五月三日前到管理處報名。  

3.         西貢公路擴闊工程簽名運動

鑑於上述工程將會嚴重影響本苑外圍景觀及帶來不少燥音和不便,法團已發起簽名運動,以表達業戶不滿此項工程的設計,並要求有關當局考慮修改。敬請還未簽名之業戶,儘快簽妥管理處日前派發之通告回條(編號:MC/C501/TY/01),並交回管理處,以便及早送呈有關當局處理。 

4.         「齊心協力除積水 杜絕蚊患保健康」

食物環境衛生署已於本月展開2001年滅蚊運動。要防止蚊蟲滋生,最重要是清除積水。敬請各業戶經常清理花盆碟底的積水,並移走可貯水的廢物或棄置的輪胎。滅蚊運動的成功,有賴你我的參與!  

5.   上月停水事件

上月底,匡湖居附近發生連串爆水管事故,導致本苑食水供應多次中斷,對業戶造成諸多不便。因而水務署於四月二日來函專誠向本苑業戶致歉外,還解釋連串爆水管事件,皆因水管老化及受附近建築工程波及。該署並表示已於年前展開更換西貢公路水管工程,預計鄰近的新水管可於下月應用;並保證會密切注視區內供水情況,以免同類型事件再次發生。  

6.      園藝報告

有鑑於本苑三閘之竹樹生長過速,枝葉橫生,除失卻美態,落葉嚴重影響整潔外,並有倒塌的危險。因而本苑之園藝組員工近日已進行了一連串修剪竹樹工作,所剪下來之樹枝數量龐大,足有五斗垃圾車。現工程已完成,竹樹回復雅致景觀。  

7.   違例泊車

管理處再次勸籲業戶自律,切勿違例泊車,以免為鄰居帶來不便和引發行人受阻,須繞道馬路為車輛碰撞之危險。為阻止違例泊車之轉趨惡化,尤其佔整段行人路之車輛,管理處將會嚴厲執行鎖車工作,希望各業戶諒解及支持。  
 

8. 「西貢青年地區議會」就職典禮

第一屆「西貢青年地區議會」就職典禮將於2001428(星期六)下午2時正在將軍澳東港城商場舉行,節目內容包括就職儀式、歌唱等,歡迎各界人士參加。  

9.   切勿僭建

管理處謹此再次提醒本苑業戶:根據本苑公契及有關法例,一切僭建/擴建物,例如加建車位篷蓋、密封天井位、擴建天台、挖掘地庫等等皆屬違法。屋宇處經常派員巡視屋苑之僭建物。因此,為免觸犯法例及招致損失,懇請各業戶自律,尤其切勿僭建一些阻礙公眾行人路及樹木生長的硬蓋車蓬。維護本苑高尚之居住環境,實有賴各業戶的衷誠合作! 
 

10. 法團管理委員會會議日期及時間

法團第五屆委員會第16次會議將於426(星期四) 晚上8:30,在匡湖居遊艇會會所召開,有興趣參與之業戶可與法團李小姐聯絡,以作安排。

MARINA COVE NEWSLETTER (APRIL 2001) 

 

1.     Proximate Card

The proximate card system is in use in our estate now.  For security purpose, starting from 2nd May 2001, our guards will not lift up the gate barriers for incoming and outgoing vehicles anymore.  Residents shall use the proximate card to lift up all gate barriers by themselves.  To avoid inconvenience, residents who have not yet obtained the proximate cards, please come to the Management Office for collection as soon as possible.

 

2.     Tai Chi Class

The Incorporated Owners of Marina Cove is going to organize a new Tai Chi class in May 2001.  The course will last for 3 months on every Saturday from 9 a.m. to 10 a.m.  Interested residents, please enroll at the management office on or before 3rd May 2001.

 

3.       Marina Cove Frontage Works

As the captioned works will seriously affect the environment of the nearby area and will also increase the noise level in our estate, the Incorporated Owners of Marina Cove has launched a campaign against the design of the above works.  Signatures of our residents are collected to express our concern and opposition in this respect.  Residents, who have not yet signed, please fill in and sign on the slip (ref. MC/C501/TY/01) and return it to the Management Office as soon as possible.

 

4.       Remove Stagnant Water, Eliminate Mosquito for Healthy Living

The Food and Environmental Hygiene Department is going to launch an Anti-mosquito Campaign for 2001 in April.  To prevent mosquito breeding, it is crucial to remove stagnant water.  All residents are requested to frequently remove stagnant water in plates underneath flowerpots.  Please also cover tightly all water containers and remove disused tyres. Your active participation is the key to the success of the Campaign.

    

5.       Interruption of Water supply

As a result of a series of main burst incidents at Hiram’s Highway near Marina Cove, there was several interruption of fresh water supply last month in our estate.  On 2nd April 2001, Water Supplies Department thus sent us a letter to apologize for the inconvenience caused and to explain that the captioned incidents were due to the ageing pipes and the disturbance by road construction works in the vicinity. The Department has already started the replacement project of the existing water mains along Hiram’s Highway year ago. The new pipeline in our neighborhood will be put into service in May 2001.  To avoid the above incidents happen again, the Department will keep closest attention in the water supply of our area.  

 

6.       Report of Landscape

Due to the rapid growth of bamboo trees in our estate and the falling of bamboo leaves, the tidiness and nice scenery of our estate is much affected.  Besides, those big and tall bamboo branches have the risk of falling down. Therefore, our landscape team has trimmed all bamboo trees recently and the landscape has improved significantly. 

7.      Unauthorized Parking

Management Office once again would like to request for your co-operation as unauthorized parking will cause inconvenience to neighbor(s) and danger to pedestrian(s).  To avoid the problem from getting serious, Management Office strictly carries out the duty of impounding vehicle(s), especially to those vehicle(s) fully occupying the pavement. Your support and understanding to this matter will be highly appreciated.

 

8.       Inauguration Ceremony of Sai Kung District Youth Council

The newly formed Sai Kung District Youth Council will be inaugurated on 28th April 2001 (Saturday) 2:00p.m. at East Point City of Tseung Kwan O.  There will be inauguration ceremony, variety show etc.  All are welcome to participate in the activity.

 

9.       Unauthorized House Structures

We would like to remind all house owners that all the unauthorized structures/extensions including carport conversion, open space sealing, external wall alteration, roof extension and basement excavation, etc. are illegal.  The Building Department conducts frequent inspection of illegal structures in our estate. Therefore, in order not to break the law and cause damages, residents are requested not to build any illegal house structures, especially those fixed carport tents, which obstruct the pavement or the growth of tree(s).  Let us cooperate to upkeep the nice environment of our estate.

 

10.  Management Committee Meeting

The 16th meeting of 5th Management Committee of the Incorporated Owners of Marina Cove will be held on 26th April 2001 (Thursday), 8:30 p.m. at Club Marina Cove.  Interested owners please contact Miss Li of the IO office for arrangement.
