1.     更換泊車證

管理處發覺還有一些業戶還未更換2001年度的屋苑泊車證。為配合本屋苑保安措施,及以免為業戶帶來不便,請儘快到管理處領取新證,多謝合作!

2.     家居垃圾桶

管理處將於日內派發家居垃圾桶給已申請之業戶,以改善屋苑的衛生環境。

此外,管理處再次呼籲業戶切勿將垃圾棄置於其他住戶屋旁,以免引起不必要之糾紛﹔也不要將垃圾放於屋苑垃圾桶旁,因此舉會影響本苑的優美環境。

 

3.     車閘感應咭

        本苑之車閘感應咭系統,安裝後發覺該系統的感應距離效果仍未附要求。現承判商正進行工程改善,如測試效果滿意,將儘快應用。

 

4.     狗糞便

最近發現在公園附近、船橋及行人路有狗糞便。管理處特此敬請有養狗之業戶留意約束狗隻不可隨意便溺,並於放狗時,帶備報紙以便清理狗糞便。維護公德,保持屋苑清潔,你我做得到!

 

5.         太極班

本業主立案法團即將舉辦兩班太極班,誠邀各業戶參加,一同強身健體。課程約3個月,A班給初學者,而B班則給有太極根基者。有興趣參加之業戶,請到管理處報名。

 

6.         違例泊車

管理處再次勸籲違例泊車之業戶,懇請業戶自律,以免為鄰居帶來不便和引發行人受阻須繞道馬路為車輛碰撞之危險。為阻止違例泊車之轉趨惡化,尤其佔據整段行人路之車輛,管理處將於三月份嚴厲執行鎖車工作,希望各業戶諒解及支持。

 

7.         閘口保安

為增強本苑之保安,閘口保安員會查閱所有訪客包括的士內乘客之身份証,以防止有不法之徒闖入本苑,不便之處,敬希原諒。業戶如需搬遷或搬運大型物件,敬請預先通知管理處。

 

9.   切勿僭建

管理處謹此再次提醒本苑業戶:根據本苑公契及有關法例,一切僭建/擴建物,例如加建車位篷蓋、密封天井位、擴建天台、挖掘地庫等等皆屬違法。屋宇處每星期均派員巡視屋苑之僭建物。因此,為免觸犯法例及招致損失,懇請各業戶自律,尤其切勿僭建一些阻礙公眾行人路及樹木生長的硬蓋車蓬。維護本苑高尚之居住環境,實有賴各業戶的衷誠合作!

 

10. 法團管理委員會會議日期及時間

法團第五屆委員會第14次會議將於215(星期四) 晚上8:30,在匡湖居遊艇會會所召開,有興趣參與之業戶可與法團李小姐聯絡,以作安排。

MARINA COVE NEWSLETTER (FEBRUARY 2001) 

 

 1.     Parking Label

Management office has found that there are residents who have not renewed their parking label for the year of 2001. For your convenience and security purpose, please renew the parking label as soon as possible.  Thank you for your co-operation.

 

     2.      Distribution of Garbage Bins

To improve the hygiene of our estate, Management Office will distribute garbage bins shortly to residents who have applied before. Moreover, we would like to advise all residents that please do not dispose garbage at/near neighbor’s area, as this would cause inconvenience to others.  Besides, please do not dispose garbage near the public garbage bins, as this would affect the tidiness and the nice environment of our estate.

 

3.   Proximate Card

Regarding the Proximate Card System of our estate, we found that the distance of the sensor reader of the System was not up to our satisfaction in the trial run.  Recently, the contracting company has made improvement in this regard.  We will put it in use once the final test is found satisfactory.

 

4.   Dog shit

Recently dog shit is found in gardens, pontoon and pavement.   Residents should bring along a piece of newspaper to clean up dog’s shit whenever taking the dog out.  To keep up a better hygiene for our estate, please co-operate !

 

5.      Tai Chi Class

The Incorporated Owners of Marina Cove is going to organize two Tai Chi classes in mid of February 2001.  Class A is for beginners whereas class B is for those who have attended Tai Chi class before and the course will last for 3 months.  Interested residents, please enroll at the management office.

 

6.      Unauthorized Parking

Management Office once again would like to request for your co-operation as unauthorized parking will cause inconvenience to neighbor(s) and danger to pedestrian(s).  To avoid the problem becoming more serious, Management Office will strictly carry out the duty of impounding vehicle(s) in March 2001, especially to those vehicle(s) which is/are fully occupying the pavement. Your support and understanding to this matter will be highly appreciated.

  

7.   Security Precaution at entrance gates      

  To enhance the security of our estate, the guards at the entrance gates have to check the identity card(s) of visitor(s) including all taxi passenger(s) in order to avoid any trespasser(s). Moreover, resident(s) who is/are going to move out or to deliver some big items, please notify the management office before your removal/delivery.  

 

8.         Unauthorized House Structures

We would like to remind all house owners that all the unauthorized structures/extensions including carport conversion, open space sealing, external wall alteration, roof extension and basement excavation, etc. are illegal.  The Building Department conducts weekly inspection of illegal structures in our estate. Therefore, in order not to break the law and cause damages, residents are requested not to build any illegal house structures, especially those fixed carport tents, which obstruct the pavement or the growth of tree(s).  Let us cooperate to upkeep the nice environment of our estate.

 

9.         Management Committee Meeting

The 14th meeting of 5th Management Committee of the Incorporated Owners of Marina Cove will be held on 15th February 2001 (Thursday), 8:30 p.m. at Club Marina Cove.  Interested owners please contact Miss Li of the IO office for arrangement.
